Peppard Common is a sought-after village in an area of outstanding natural beauty. The village has its own primary school and traditional village green. It is located approximately 3 miles from Henley on Thames.
Henley on Thames is a charming and famous riverside market town within 10 miles of Reading, 35 miles of Central London and 25 miles from Heathrow. The towns offers an excellent variety of shops ranging from high-street chains to independent boutiques. There are numerous coffee shops and many restaurants offering an array of cuisines. Every summer the town hosts the world famous Royal Regatta followed by the Henley Festival and Rewind Festival. Henley is surrounded by lovely countryside, dominated by the Chiltern Hills to the north of the town.
In addition to Peppard primary school, Henley provides Gillotts secondary school and the Henley 6th College. Fee paying schools include Rupert House and St Marys Prep, and there are buses to Shiplake College, The Oratory, Reading Blue Coat, Moulsford (boys), Wycombe Abbey and Queen Anne's School, Caversham (girls).

The oldest part of the house is the double width living room, which the front door enters into. It has parquet flooring, beamed ceiling and further exposed beams on the walls. There are windows to multiple aspects and a large original brick inset fireplace with a log burner to one end. There is a study off the main room which was originally the old wash house that serviced The Dog Coach House. Through the living room, there is an internal hallway which has a side door to the outside. There is a w.c. and separate coat closet. The kitchen has been extended by the current owners. It has been sympathetically done and now represents a large open plan family space. The kitchen itself has granite work, tops, an electric range cooker, built in appliances and an American style fridge freezer. To one end is the large dining and family room. The whole room has multiple windows providing views to all aspects. There is a brick built open fireplace and patio doors to a outdoor seating area. There is a sizable utility room with glazed double patio doors to an additional outdoor patio area. There is plenty of space for a washing machine, dryer and sink, plus storage cupboards. The fourth bedroom is modern. It has underfloor heating, a roof light and further window. The ensuite is luxurious, with a large walk in shower.
Upstairs, the house's character remains evident. There is a roof light above the stairs which open to a landing with multiple levels. There are two original bedrooms, both generous doubles. There are beams on the ceiling and walls and characterful uneven flooring. Both bedrooms have two windows that over look the garden and fields beyond and come with free standing wardrobes. The principle bedroom has a vaulted ceiling and wooden floor. Both windows are opposite each other, creating aspects to both east and west for light throughout the day. The family bathroom is a four piece suite with a separate shower.

The grounds of the cottage are picturesque. There is a side rose garden with a separate additional gravel parking area and a path leading to the side door. Around to the front of the house, the cottage is chocolate-box pretty with roses and vines surrounding the front door. There is a large gravel parking area and two car covered car port, which also includes a work shop and boarded loft storage. The aspect is to the east over the neighbouring fields.
There are two side gates to the rear garden on either side of the house. The garden is south facing. There are three patio areas providing al fresco dining areas with various aspects to catch the sun as it moves around. There is a central lawn and a well cared for variety of plant beds around it. The rear of the garden is wooded with a path through. There is a log store, compost bin and large shed. To the side of the garden is a further hidden area for bin storage which also holds the oil tank. Through here is the second side gate leading to the second gravel parking area.
