DESCRIPTION:
A recently constructed family home situated within an attractive development near to the heart of the quintessential Oxfordshire village of Warborough. The property was completed only last year, built by Rectory Homes and finished with Cotswold Stone for a traditional look, and still benefitting from the remainder of the new homes' warranty. The house is tucked away in a quiet enclave, with nearby pedestrian access through green space to the village green and pub. The village is well served by commuter links, both road and rail, with the M40, A34 and Didcot Parkway station within easy reach. The house is immaculately presented with various upgrades made recently by the current owners, including an insulated wood cabin within the West facing rear garden. The light filled house has many full height windows and is fitted with plantation style shutters. Available with no onward chain, the accommodation includes: entrance hall, WC, kitchen/diner, sitting room, utility, study, four double bedrooms (two en-suite), family bathroom and double garage. EPC Rating B.
LOCAL INFORMATION:
Warborough is a pretty village located in South Oxfordshire, about 2.5 miles north of Wallingford and about 9 miles south of Oxford. The parish also includes the hamlet of Shillingford, south of Warborough beside the River Thames. It is conveniently located close to commuter links via both rail and road, with Didcot Parkway approximately a 10 to 15 minute drive away providing a 35-minute fast link into London Paddington and ample easy parking at the station, and the M4 /M40 a short drive away. There is a wide selection of both private and state schools in the surrounding area, including a highly rated Primary School within the village. The area also enjoys many country and riverside walks and has the added advantage of a well received local pub/restaurant, which has also served as the location for multiple filmings of Midsomer Murders.
ACCOMMODATION:
The front door opens into a generous entrance hall with a double store cupboard and a WC, as well as access into the double garage. The kitchen/diner is rear aspect with French doors onto the patio. The kitchen is fitted with a matching range of wall and base units, with granite worktops and a contrasting central island with breakfast bar. The integral appliances include fridge/freezer, double ovens, induction hob, dishwasher and wine fridge. A separate utility room offers an additional sink, space and plumbing for both washing machine and tumble dryer and a door to the side. A front aspect study with floor to ceiling windows overlooks the courtyard. There are porcelain tiles throughout these rooms. The sitting room is rear aspect with French doors onto the patio, with ceramic wood-effect tiled flooring. There is underfloor heating throughout the ground floor.
A staircase leads to the first floor galleried landing, with engineered wood flooring throughout. The main bedroom is rear aspect with full height windows and ample wardrobe storage, with an en-suite shower room. The guest bedroom is front aspect, again with built in wardrobes and an en-suite shower room. There are two further bedrooms, both generous doubles in size. The family bathroom is fitted with a bath with shower over.

A block paved drive provides off street parking for two cars leading to the double garage. Planted beds provide a pop of colour at the front with a path leading to the front door. A gated covered side passage leads to the rear.
The West facing rear garden has a flagstone patio adjacent opening to a level garden laid to lawn and fully enclosed by timber fencing. The garden has the benefit of a double glazed timber garden studio with both floor and roof insulation.
