Property description

DESCRIPTION:

The property retains many characterful features, and also offers tremendous potential for re-development. The cottage sits on a generous plot measuring approximately 0.14 acres, with a mature East facing rear garden, and abuts fields at the rear, with attractive views of rolling countryside. The property also conveniently sits within Downs School catchment. The accommodation includes: entrance hall, kitchen, dining room, sitting room, lean to family room, shower room & two bedrooms. EPC Rating F.

LOCAL INFORMATION:

Hampstead Norreys is a highly regarded village set within the rolling downland near the town of Newbury. The village benefits from a community run shop, large recreational field and traditional 16th century pub. Hampstead Norreys is also home to the Living Rainforest, an attraction featuring an indoor tropical rainforest with plants, animals and butterflies. A thriving and active village with many local groups and societies, the village is about seven miles from Newbury with its many shops and restaurants. Hampstead Norreys has its own CE Primary School and is within the catchment area of the Downs School, one of highest performing state schools in the home counties, and there are miles of footpaths and bridle ways around the village. Junction 13 of the M4 is five miles away and Newbury railway station with its fast service to London is about seven miles away.

ACCOMMODATION:

The front door opens into an entrance hall with tiled flooring. The hall leads to a dining room, with a woodfired Rayburn (which can also heat the hot water). The kitchen is at the front of the cottage. The dining room also leads through to a sitting room, with exposed wooden timbers, open fireplace and an outlook over the rear garden. There is also an extended room out the back, which could serve as a family room, with an additional sink, and a door to the rear garden (agent's note: this room is single thickness in construction). There is a shower room to complete the ground floor.

A staircase leads to the first floor landing. There are two bedrooms to the first floor, the largest of the two offers a large window with uninterrupted views over fields at the rear.

OUTSIDE SPACE:

A gravelled driveway provides off street parking for multiple cars at the front, leading to the garage. A stream runs along the front of the property. Gated access at the side leads to the rear.

The rear garden benefits from an easterly orientation, and backs onto fields at the rear, with a distant view of rolling hills. The garden is laid to lawn with planted borders. There is a timber summer house at the rear of the garden, and a low hedge along the boundary so as not to obstruct the views.

There is also a detached single garage with an up and over door.

ADDITIONAL INFORMATION:

West Berkshire District Council. Tax band E. Night storage heaters with separate immersion heater, mains drainage. The property benefits from a tanking system.
