Wharfe Lane is located by the river in the centre of Henley. It is a premier position in a conservation area within 100 yards of the town centre but still a quiet cul de sac.
Henley is a charming and famous riverside town within 10 miles of Reading, 35 miles of central London and 25 miles from Heathrow. It is surrounded by lovely countryside, dominated by the Chiltern Hills and the River Thames runs through the town itself. There are miles of walking, cycling and running routes along the Thames Path and in the surrounding countryside, and of course rowing and boating on the River Thames. Every summer the town hosts the world-famous Royal Regatta followed by the Henley Festival and Rewind Festival.
The town has a railway station providing a link to the mainline stations in Reading and Twyford with a fast service to London Paddington (from 28 minutes). Crossrail will allow direct access to the City, Canary Wharf, the West End and Heathrow Airport from 2022. The M4 (J8/9) is approximately 7 miles away, and the M40 (J4) is 12 miles.
Henley offers an excellent variety of shops, ranging from high street chains to independent boutiques. There are numerous coffee shops and many restaurants offering an array of cuisines. Sporting facilities include several fine local golf courses and clubs for rugby, squash, swimming and tennis. Local primary schools include Trinity, Badgemore and Valley Road, and are all rated good or outstanding by Ofsted. Gillotts School and The Henley College offer secondary and 6th form education.

A small lobby provides a welcoming entrance and a place to store coats and shoes. There are glazed double doors to the cosy reception hall with a stunning open fireplace, vaulted ceiling and double French doors to the patio. The room is double aspect, a feature replicated throughout the majority of rooms, creating a very light welcome. To the right, the contemporary kitchen is open plan to the dining area. Fitted in 2021, it is modern, with underfloor heating. It features built in appliances such as a wine fridge, boiling water tap and double ovens. There is an island with space for bar seating which looks onto the dining table, placed in a bright area with French doors to the garden. In common with the rest of the house, there are multiple windows to various aspects. The kitchen leads to small lobby with the first of two staircases and access to a utility room and w.c., plus an additional reception space, currently used as a playroom. Here, along with a triple aspect windows, there is access to the garden side return.
Beyond the reception hall, the house reveals its character with exposed beams, painted brick walls and wooden panel doors throughout. A more formal living room is reached at the end of a hallway with exposed wall timbers. It is spacious, again with multiple aspects and exposed beams in both the walls and ceiling. Up a short flight of stairs is a fourth and final reception room, currently used as a study and fitted with a wall of shelving. The house also includes a wine cellar and storage area on the lower ground floor level.

The house has generous parking arrangements given its central position. There is a parking area at one side with a gate through to the raised garden beyond. There is additional visitor parking along the frontage of the house.
The walled garden is west facing and can be accessed via a gated side return or internally. It is beautifully maintained and very peaceful. There is a patio running the length of the house and a paved seating area with bench seating built in around a stylish pizza oven. There are steps up to the level lawn area which includes mature flower beds, trees and a storage shed. At one end, the garden has a formal raised vegetable area beneath a pergola that offers an additional patio for seating. The side return is paved and wide and includes double built in bicycle storage units.
