Henley on Thames is a charming and famous riverside town within 10 miles of Reading, 35 miles of central London and 25 miles from Heathrow. Henley is surrounded by lovely countryside, dominated by the Chiltern Hills and the River Thames runs through the town itself. There are miles of walking, cycling and running routes along the Thames Path and in the surrounding countryside, and of course rowing and boating on the River Thames. Every summer the town hosts the world-famous Royal Regatta followed by the Henley Festival and Rewind Festival. The town has a railway station providing a link to the mainline stations in Reading and Twyford with a fast service to London Paddington (from 28 minutes). Crossrail will allow direct access to the City, Canary Wharf, the West End and Heathrow Airport from 2022. The M4 (J8/9) is approximately 7 miles away, and the M40 (J4) is 12 miles. Henley offers an excellent variety of shops, ranging from high street chains to independent boutiques. There are numerous coffee shops and many restaurants offering an array of cuisines. Sporting facilities include several fine local golf courses and clubs for rugby, squash, swimming and tennis. Local primary schools include Trinity, Badgemore and Valley Road, and are all rated good or outstanding by Ofsted. Gillotts School and The Henley College offer secondary and 6th form education. Valley Road and Gillotts schools are less than 0.4 miles.

The main house has a central front door that opens into a grand entrance hall with a wide staircase leading to the first floor. To the left is a cosy sitting room with an open fireplace and bay window. To the right is a spacious and characterful drawing room, again with a bay window, feature fireplace, exposed beams and brickwork. The kitchen/breakfast room is to the rear of the house and is fitted with a range eye and base level units, built in appliances, a range cooker and a walk-in pantry. The kitchen also has a door out to the courtyard garden. Completing the ground floor is a formal dining room with views into the courtyard and a cloakroom. The courtyard garden can also be accessed from an additional door next to the dining room.
The basement provides a study area, generous store room/utility room and a workshop. It can be converted to provide substantial additional living accommodation.

*Parking is available to the front of the property for two vehicles, although this is a historic agreement and is not included in the deeds of the property. Sydney House is also eligible for two residents parking permits.
At the rear of the property there is a paved south west facing courtyard garden with a central mature tree, perfect for al fresco dining. It also contains the staircase up to the apartment and has a secure side door to the road.
