LOCAL INFORMATION:

Wallingford was a walled Saxon Town on the Thames, and the remains of the town walls can still be seen today. William the Conqueror built Wallingford Castle, which was used as a royal residence until the time of the Black Death. The remains of the Castle can be seen from the Castle Gardens. Today Wallingford is a thriving Market Town; the centre is a major conservation area with examples of churches and architecture dating back to the 14th Century. The landscape from the River Thames is officially designated as an Area of Outstanding Natural Beauty. Being a Town, Wallingford offers every means of amenity one would expect. The narrow streets with their variety of small shops, pubs and restaurants, the antique shops in the Lamb Arcade, and the parks, commons and gardens make it a very pleasant town. Wallingford is within easy reach of both the M40 and the M4, and is conveniently located within access of Henley, Reading, & Oxford.

ACCOMMODATION:

The front door opens into an entrance hall, leading into the kitchen/breakfast room. This is a bright front aspect room with a range of matching units, appliances including fridge/freezer, washing machine, dishwasher and cooker, with an understairs storage cupboard. The lounge is rear aspect with a feature fireplace with stone surround (note this is not open) and sliding door to the rear patio. The lounge leads to a lobby with a door to the rear garden and the stairs.

A turning staircase leads to the first floor landing. The main bedroom is a generous double with wardrobe cupboards and a large picture window overlooking the pretty rear garden and Kinecroft park. There is a further front aspect bedroom with high ceilings and a shower room.

OUTSIDE SPACE:

The house is accessed via a pedestrian footpath, leading to a pretty East facing garden at the front, bounded by box hedging and low timber fencing, with planted beds including roses.

The rear garden faces due West, with a flagstone patio adjacent opening to a level lawned garden with well stocked planted flowering beds. There is a timber shed at the rear of the garden, and gated access leads into the Kinecroft public park.
