Property description

LOCATION INFORMATION
Northfield End is a central road in Henley. The house is located less than 200m flat walk from the town centre.

Henley on Thames is a charming and famous riverside town within 10 miles of Reading, 35 miles of central London and 25 miles from Heathrow. Henley is surrounded by lovely countryside, dominated by the Chiltern Hills and the River Thames runs through the town itself. There are miles of walking, cycling and running routes along the Thames Path and in the surrounding countryside, and of course rowing and boating on the River Thames. Every summer the town hosts the world-famous Royal Regatta followed by the Henley Festival and Rewind Festival.

The town has a railway station providing a link to the mainline stations in Reading and Twyford with a fast service to London Paddington (from 28 minutes). The Elizabeth Line allows direct access to the City, Canary Wharf, the West End and Heathrow Airport. The M4 (J8/9) is approximately 7 miles away, and the M40 (J4) is 12 miles. Henley offers an excellent variety of shops, ranging from high street chains to independent boutiques. There are numerous coffee shops and many restaurants offering an array of cuisines. Sporting facilities include several fine local golf courses and clubs for rugby, squash, swimming and tennis. Local primary schools include Trinity, Badgemore and Valley Road, and are all rated good or outstanding by Ofsted. Gillotts School and The Henley College offer secondary and 6th form education.

ACCOMMODATION
The house begins with a bright enclosed porch and a glazed door to the living room. This has a traditional bay window and a modern inset fireplace. The internal lobby gives access to the staircase, a modern guest w.c./utility room and the open plan kitchen, dining and family area. The kitchen is fully fitted and includes Silestone worktops, induction hob and appliances. The windows look out onto the courtyard. There is a breakfast bar facing the dining area which has space for a generous family dining table and a cleverly hidden wine store. A unique glazed family area adjoins the dining room and creates a cosy yet bright space with underfloor heating. There are double French doors out to the courtyard and a glazed roof with blinds.

On the first floor are the two largest bedrooms. The main bedroom has two sash windows, a wall of built in wardrobes and a dressing area to one end. There is an ensuite with a four-piece white suite including a double-length curved walk-in shower and underfloor heating. The guest double bedroom is currently used as a study. There is a mirrored wall of storage and a large casement window to the front. The family bathroom is fitted with a bath with a shower over. On the second floor is a double bedroom with double aspect windows and built in wardrobe, and a fourth and final bedroom with storage and views over the rooftops.

OUTSIDE SPACE
At the front, the house has a 'chocolate box' quality with a perfectly presented traditional front garden and a winding brick path to the door. It is landscaped and very well kept. Parking is residents permit parking on the road.

The rear courtyard garden is south west facing. It is walled for a private and traditional feel and paved for low maintenance. There is also a gate to the path behind.
