LOCAL INFORMATION
The property is located in a popular Victorian road close to the town centre and river, only 500m from the main shopping area and train station.

Henley-on-Thames is a charming and famous riverside town within 10 miles of Reading, 35 miles of central London and 25 miles from Heathrow. Henley is surrounded by lovely countryside, dominated by the Chiltern Hills and the River Thames runs through the town itself. There are miles of walking, cycling and running routes along the Thames Path and in the surrounding countryside, and of course rowing and boating on the River Thames. Every summer the town hosts the world-famous Royal Regatta followed by the Henley Festival and Rewind Festival.

The town has a railway station providing a link to the mainline stations in Reading and Twyford with a fast service to London Paddington (from 28 minutes). Crossrail allows direct access to the City, Canary Wharf, the West End and Heathrow Airport. The M4 (J8/9) is approximately 7 miles away, and the M40 (J4) is 12 miles.

Henley offers an excellent variety of shops, ranging from high street chains to independent boutiques. There are numerous coffee shops and many restaurants offering an array of cuisines. Sporting facilities include several fine local golf courses and clubs for rugby, squash, swimming and tennis. Local primary schools include Trinity, Badgemore and Valley Road, and are all rated good or outstanding by Ofsted. Gillotts School and The Henley College offer secondary and 6th form education.

ACCOMMODATION
On the ground floor, the house benefits from two reception rooms that are semi-open and freshly decorated in neutral tones. There is a feature open fire and bay window to the front and through an arch a spacious dining area leads to the kitchen. The kitchen is a wide galley with fully built in storage cupboards and appliances. A small rear lobby leads to a utility area and a door to the garden. The family bathroom is also on the ground floor and is modern with a shower over the bath. It is brand new and fully tiled in a modern design.

On the first floor are two bright bedrooms. The third double bedroom is located on the second floor and has a roof light and access to the eaves storage areas.

The current owners completed extensive works to renovate and refurbish not only the visible areas of the house but also the fabric of the building. Details are available on request. Works include a new roof and full conversion of the loft. The house is now a light and bright family home with planning permission for more growth in the future.

OUTSIDE SPACE
The house has a pleasant garden, part patio and part lawn. There is a shed for storage. Parking for the house is on street and does not require a permit.

ADDITIONAL INFORMATION
South Oxfordshire District Council, tax band D. All mains services connected. Planning permission has been granted (May 2023) for a double storey extension which would extend the kitchen into an open plan kitchen dining room and move the bathroom upstairs. P23/S0703/HH.
